Indelible Housing Inc. is a 501 (c) 3 non-profit engaged in the acquisition, renovation, preservation, and long-term ownership of  primarily Section 8 (and also USDA) Project Based Apartments.

We have a current portfolio of such properties worth  $75 Million, located in Iowa, Missouri, and Pennsylvania. 

As a non-profit, we are eligible for  financial benefits when dealing with HUD, such as relief on Mortgage Restructuring Notes (MRN's) with which  private owners are burdened. 

 

We can pass these financial benefits onto our sellers.

You will find that our non-profit can often pay more than a private buyer because of these unique financial  benefits.

Indelible, being Washington D.C. based, enjoys  close relations with HUD and other affordable housing agencies.   For our out-of-state acquisitions and renovations,  we use first rate, local  general contractors and property managers. 

We have an excellent track record in efficiently placing  Section 8 properties under contract; completing all due diligence; relieving sellers of heachaches such as Radon mitigation,  obtaining HUD, Fannie Mae, or Freddie Mac financing, and investing with our own funds required equity
